Here are the three AI skills I run before I ever sign an LOI

I don't let AI make a decision on a deal. I let it do the parts of the work that used to take me hours.

Here's the order I run it in.

First, the deal analyzer. I feed it my underwriting metrics — my minimums, not the market's. If it doesn't pencil, we stop right there.

Second, if it pencils, that same underwrite feeds an LOI generator. It already knows my terms and my formatting. I sign it, I don't rewrite it.

Third, if I get an offer back from the other side, I run the PSA through a redline strategy skill. It flags the five things I need to look at before I respond.

Here's the part people skip: I still read every PSA myself, side by side with the AI's redline. About one in three times, the AI catches something in the fine print I missed on my own read.

That's the whole point. It's not replacing my judgment. It's checking it.
