Managing Real Estate Finances

How many different tools are you using to manage your real estate finances?

I'm a real estate investor, and at one point I was juggling five different things just to answer "how am I actually doing?" — a spreadsheet for the portfolio, my bank app, something for invoices, a separate tax folder, and a notes app for "buy/hold/sell" gut calls.

Curious how everyone here handles it:

  • What's your current stack for tracking income, expenses, and tax prep across properties?
  • What's the most annoying part — reconciliation, staying tax-ready, or deciding what to do with a property?
  • If you could wave a wand and merge it all into one thing, what would it do first?

I'm genuinely trying to learn where the biggest pain is.
