Improved SFH rehab estimate checklist

First I would like to thank all the people that sent me suggestions on how to improve the original checklist. Second, I just find it very satisfying that people want to use the tools I make and I love collaborating, which is why I improved the original checklist and made it available here. Google Docs SFH checklist

So what is this checklist?

  • It's a Google Survey form that has the items one should pay attention to when evaluating a house for rehab purposes.
  • How do I use it? I have a bookmark with the link on my phone and mark items as I walk around a property.
  • Why Google forms? So that it has all the security and reliability available to Google, and it is easy to modify and improve.
  • How is this better than a paper from? All the information you enter in this form is emailed back to you in a spreadsheet. From this spreadsheet you can calculate your rehab costs and know that you have not missed anything.

Please let me know of any improvements you would like to see as this makes the checklist more useful for everyone.

It's nice but maybe have a series of checkboxes at the beginning with each item checked by default to narrow down what items are of concern when looking at a particular property.

Does the spreadsheet estimate cost based on what is entered? That would be a nice feature too.  Also the ability to tune estimates for future purchases based on local labor rates and material costs would be beneficial or allow entry of a budget dollar amount per item.
