Tenant application webform?

I am trying to have my rental advertised on the internet and have a website to push traffic to apply online. I am using podio for my proccesses. I have a web form to imbed into my site to have people apply but how do I intregrate a payment option into this application to process the background/credit check? I've heard Cozy has some good options for applicants and rent collections but don't know if it will sync into the website or podio. Really looking to have this as streamline as possible along with keeping it between the website and podio.

Ideally I would like it to open the website, tenant fills out the web form and saves it. The "save" button  then redirects to a payment screen that requires them to pay before its submited. The web page would list criteria that should screen out those who would never qualify so they dont waste their money.

any ideas?
