QuickBooks Functionality for Rental Properties

I have seen a lot of posts on this site about using QuickBooks for rental properties and also other property management software products.  I would like to know 

  1. What accounting functionality does QuickBooks have that other property management software packages do not have?  
  2. If you use QuickBooks for rental properties have you ever tried other software?
