Unmet technology needs within real estate investing

Hey folks, as a website and web app developer, I help bring people's ideas to life. Given my tech background, one thing I'm really curious about is what the gaps are between technology and real estate. I've looked through scores of discussions within this forum, but haven't seen anything that asks something along the lines of, "If I had a website or app that did 'X', 'Y' would be much better enabling me to do "Z" better/faster/cheaper." Looking forward to hearing your thoughts!

Affordable, comprehensive, and accurate skip tracing done at a bulk level is constantly being asked about on BP. As is list creation. Other things that come to mind are chatbots for property management and a savvy CMA/comps tool. Some of these exist but still need refinement in some shape or form.
