Does anyone use a SMS autoresponder?

Does anyone use an sms autoresponder? I would like potential tenants to see a sign in front of my properties and text a code to a number and get a certain response, and different codes would trigger different responses. I set up gmail and I can get it to send email like that, but apparently they are blocking the sms function. Any help is appreciated.
