What kind of real estate technology would benefit you today? Commercial Real Estate Residential Real Estate Investors / Owners / Agents Managers / Appraisers / Contractors

With bundled 3G access in various devices (Kindle, etc), I'd like to see 3G-enabled lock sets, HVAC controls, etc. The ability to check-in on various systems in the properties, set alerts, etc. If a tenant stops paying the heating bill in the dead of winter and gets cut off, possibly freezing up the pipes, I want to get an email from the automated system telling me as much. If some dingbat is turning the AC to 60 degrees in a heat wave, potentially doing damage to the unit, I want a text message so I can act. Add in water/moisture sensors, etc and you could have a fully-wired house sending you alarms to allow early intervention to what could become major issues.

how about an app that takes all the info and runs the anaylsis for real time. So when you are out and see a place you can instantly extract the sale info on the property run the numbers for you instead of going and using your own your spreadsheets etc. instant feedback if this deal is worth jumping on right away , looking into more or dont waste time with it. be cool to see it run numbers for different strategies such as a quick wholesale flip, fix n flip or long term as a rental.

Mitch Kronowit I like the idea of a crystal ball. I would want to see the next available deal coming up 30 days ahead of the other investors. This would be a great advantage to have. Not just waiting for the news media to tell us the market is still in a tank mode heading to the bottom of the ocean. Not waiting for an agent to post it on the internet. Just straight raw data ahead of everyone else. It could even help to know where the path of progress will be heading and to be able to pick up some good deals there before the word actully gets out.

I would like to see a better scanner / printer / copier that's made to live in someones car. I would need... Decent quality printing of pics and good printing documents. Great quality scans. Be able to scan to USB and a combo card reading drive. Run off 12 volts. Work in temps form 0* to 110*. This would come in very handy for construction, commercial delivery, law enforcement, and tons of other places. I have had a few different over time, but no to much holds up.

A robot that answers tenants' and prospectives' calls, goes out and does the showings and fixes the plumbing leak, and then brings back the rent checks. It doesn't need to be able to deposit the checks, I enjoy doing that myself :)

I want an algorithm which tells me the likihood of seller selling and rates their motivation in any given area. Heck if we could determine potential terrorists we should be able to determine who upcoming sellers are.
