Software for new property management business

Currently own four properties and will be establishing a property management company in Seattle this year. Any suggestions on software that is suitable / not too expensive for a smaller portfolio but will keep pace as the company grows?

Sydney Berman when you do your evaluation, also consider Point 2 Property Manager. This company is now under the Yardi umbrella, but they didn't bring the Yardi price tag. We were formerly (via a PM company) with Appfolio and prior to that RenTech. Customer service is very responsive.
