Best website for general analysis of prices vs. rents?

I know that every property is unique, but what have you found to be the best website for general analysis of prices vs. rents?  Is there any website that does this on a neighborhood-by-neighborhood basis?

Hi Dave,

I do use Rentometer as well as Zillow and Trulia. They are all free and not bad. I think to start with this would be good. But if you want to spend and get more accurate readings as well as trending rents on a monthly basis there is RentRange.com. I think you subscribe to this. I have not used them myself. Large commercial companies, REIT Funds etc. use them.

Jennifer, thanks for the reply. It seems like there is an opportunity for some clever person to create such a website!  I agree that Trulia is a pretty good site.  I am not familiar with  rentometer, but I will check it out. Thanks.

This was one of the reasons I got my license, I couldn't trust my realtor to give me the right ARV. I didn't even think she understood what it means,

I use a bunch of sites before MLS access for price. County site,  Zillow, trulia, realtor etc. Rent I use rentometer, craigslist etc

I still do used these site as a realtor bc it's what my clients use, however, accurate it is.

Generally it's best to keep a database (physically or mentally) of your area. It's constantly changing but at least generate a base line.

I tell ppl before I became a realtor I used 20+ sites to find info.
now I use the MLS and a few.
