Non paying tenants request

I have a couple that live in my home that I rented out. They have not been able to pay rent in over 3 months and a few weeks ago they called us about their being mold in the basements. I immediately called a professional company to take a look. His recommendation was to install a unhumidifier fan (I think that’s what he called -I could be wrong on the name) and that it would resolve the humidity down in the basement and stop the mold from building. Long story short, I’ve told them they need to leave because of lack of payment but They don’t have a set date on when they can leave because they’re saving money to move. All the while living in my home. I have hired a handyman that well experienced in this field of mold but the tenant wants me to hire a licensed mold specialist that will cost me 3X more than the handyman that will do the exact same thing. Do these non paying tenants any right to request this? 

@Vera Kearns   There is a lot going on here.

1)They cannot force you to use a specific vendor.  

2)The machine is a called a dehumidifier

3)You likely cannot evict while covid and cdc moratorium is in affect.

4)I would offer them cash for keys. Offer to pay for the moving truck.

@Vera Kearns   I agree with @Stone Jin , they cannot tell you who to use and how to do it, as long as you are taking the necessary steps to figure out if there is even any mold and if there is, how to rectify. Please make sure that you keep copious notes and dates and dates for vendors, pictures etc... Sounds like they want a free ride and not pay you back regardless of covid.

I have all my tenants sign a mold addendum, and it states everything they need to do on their end to avoid mold, report and if we cant rectify, then they would need to vacate the property. Most people will ***** about mold, but once you ask them to leave then everything is magically fine!!! crazy

Sorry, due to lack of rents, there aren't adequate funds to carry out your request. If the conditions don't meet your standards, you can move.
