How long to get permits for a new development?

When doing a new development, on average, how long does it take for the permits on a new development project for a single family home to get approved?

@Arturo Borges you've made a dozen posts all asking about different aspects of building a spec house.  Better to ask a series of questions about a single topic in one post so that readers see the whole train of thought.  Second, Urban Land Institute publishes a number of books that go into various aspects of development.  They're available online, maybe on Amazon, too.  You would probably find these useful for getting an idea of how the process works.

Realize that many of your questions, like this one, are really "it depends" type of questions.   The specifics of building a spec house vary widely.  Someone's experience in one area doesn't necessarily translate into what you will deal with.

One way to get local info is to drive around and look at in-progress projects.  Track down the person in charge and ask questions.
