Lost article on ‘How much to update your rental home’

I recently acquired a home 60 miles from my current home of 32 years, buy getting married. I own my house outright. I also have taken early retirement and my husband chooses to continue to work for 5-9 more years so we will be moving into his home, and want to keep my house for a rental property. It is in a very desirable neighborhood, and there are several rentals in our neighborhood. Brentwood TN area. I was hoping someone might have the article posted on BP around the end of June of this year that gave tips on how much to update. I seem to have misplaced/deleted it?!? I had a walkthrough with a potential property manager and she recommended new flooring in kitchen and update/painting cabinets only. The paint in other rooms is not great, mostly out of style and lots of different colors. She did not advise painting, just touch up. Any advice/experience would be appreciated. And if you are familiar with the article I spoke of, and can point me in that direction, it would be much appreciated. Thanks so much, Alice
