Thoughts on properties with septic tanks?

Will you buy properties on septic? Specifically using the BRRRR strategy?

As long as it's a legal septic and has been pumped I've not had any problem with the several places I've bought that have septic.

Run a scope to see if the leach field is clay pipes or a pvc type. Clay can always be a problem when it collapses..just like clay sewer pipes.

Agreed with everyone on this post.  I did buy a property where the septic had been disconnected and hooked up to city services.  The previous owners didn’t remove the system and we made sure to ask for that to be done, at the Sellers cost, as part of the inspection findings.

Septic systems are n problem at all. You won't even realize there's a difference after a year or so. You just have to have them maintained regularly, which you don't have to do when you're on city sewer. Relax and enjoy....

Make sure you have the septic inspected and pumped (usually the seller pays to have it pumped and the buyer pays for the inspection).  I have a rental with a septic and it's fine.  The septic was shot when I bought it, but due to the inspection, the seller had the whole thing replaced prior to closing.

Also give the tenants instructions on living in a home with a septic tank.

Septic is common around here on hillside homes. My first house I bought that was on septic admittedly freaked me out a bit, just because I had no experience. But after that flip I realized that it's not as weird or intimidating as I expected.

And to top it off, the fact that the house was on septic had zero impact on selling the house when I was finished.
