How can I prevent rent nonpayment issue?

Question

I’m going to buy a mobile house, and will rent.

However I worry that tenant might don’t pay rent.

I heard many horror story which tenant didn’t pay rent for 2 years.

I wonder if there is a way that I can prevent possible nonpayment issue?

I was thinking to STR to same tenant every months.

However I guess it might be illegal

I think getting a good credit score tenant might be the only way.

Please share how you do.

Eviction from beginning to end will vary greatly depending on your market. In CA, I imagine it's not a quick process. In Colorado, from the day you post the demand for nonpayment of rent until the day you actually do the eviction with the sheriff, you're looking at 4-6 weeks. Could be longer! It depends on quickly it moves through court and also, the time of year. Evictions will take longer during the holidays.

I have found success with month to month leases. This way if you start having problems with them then you are able to get out of it sooner rather than later.

After you screen and accept a tenant there isn't much you can do. Just make sure if they are late, to immediately contact them and post a notice to quit asap. The notice will usually get their attention. Then proceed with the eviction ASAP. Do not fall for sad stories, just proceed with the eviction.

You can use deposit insurance that covers unpaid rent up to a certain limit. It also covers damage to the property from the tenant.

It can take 4-6 weeks in my area. But hopefully it doesn't come to that. Usually the notice on the door gets their attention. Then they will get served court papers that should really get them motivated to either pay or move out. I've only had one eviction where I had to get the marshalls to physically throw them out.

With month to month lease, how long a tenant can stay without paying rent? I think even with month to month lease, if tenant decide to stay without paying rent, eviction might take more than one year.

By the way, is it rare that a tenant who abusing eviction law?
