Cash out Refi Options

I have a rental unit and am interested in doing a cash out refi but not getting approval.  Any ideas as to how to deal with this would be appreciated.  I really don't want to sell this unit.  Thanks in advance.

@Abby Zukowski What's the reason you aren't getting approved? If it's your DTI then I'd look into a DSCR based option (qualify based on property cash flow vs. your personal income).
