Need to refi without renting out the property first

Need to refi to lower my note & pay my PML without property leased. What are my options?

The rental is $3000 per month and upscale in my area which takes time to lease out. I need to payoff my PML and lower my note asap. I don't have time to wait for it to be leased out. I need a way quickly to make this work.
