Cash-Out Refinance Lenders

Hi all, this is my first post but more excitingly I am working on my first out of state BRRRR. Question, is anybody familar with lenders that can do a cash-out refinance with 80% of the appraised value? I am currently using a hard-money lender to facilitate the purchase and rehab. Thanks in advance!
