Contractors, rehab estimates

Hi everyone,

Planning to get started with my first investment property in the next few months and interested in the slow BRRRR strategy if I can find a place that already has tenants. Looking for properties in Warren and/or Port Huron, MI that need small cosmetic rehab more than anything else, but have no experience estimating these costs and don't know of any good contractors in the area. Any advice on either (estimates, good contractors) from those out there who may have invested in this area? Thanks!

    Stay as close to home as possible!

    Port Huron requires a rental license and only issues a limited number of them:(

    Warren has its quirks also.
