Charlotte's solid for BRRRR - focus on outer areas like Pineville where rehab numbers still work. Key is running refinance numbers tight since rates changed. What's your biggest concern - finding deals or the financing side?

@Dave Beddingfield There certainly are a number of people who are actively investing in Charlotte.  The best way to get in front of them is by connecting in a local manner.  So, let's try some local real estate meetup groups. Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too. Even facebook might have some good local groups for you. Some of those facebook groups have thousands of members.  Oh, eventbrite too. But post locally for this. That’s the best bet.

Hey Dave, Charlotte is a solid market for BRRRR right now, especially in some of the up-and-coming neighborhoods outside the core.

I work with BRRRR investors on the financing side — rehab loans to acquire and renovate, then DSCR refis once the property is rented and stabilized. Understanding both steps upfront helps you underwrite deals more accurately before you make an offer.

Great market to be looking at. Charlotte has still been producing solid BRRRR opportunities, but the key in 2026 is buying right and managing rehab tightly.

What we’re seeing:

• Deals are out there, but true discounts are harder to find on-market—a lot of the best BRRRR opportunities are coming from off-market, tired landlord situations, or light distress
• Suburbs and surrounding areas (Gastonia, Concord, Kannapolis, etc.) are where numbers tend to work better vs. the city core
• Rent demand is still strong, which helps on the refinance side, but appraisal support depends heavily on quality of rehab + comps

Biggest tip starting out:Focus on properties where you can force equity through renovation, not just appreciation—Charlotte is less forgiving if you overpay on the front end

Active in Charlotte metro since 2014.

I see counties that touch Mecklenburg county as ripe for investor success with BRRRR.  I have over 100 SFRs where I did this process.  Gaston, Lincoln, Cabarrus, Union, and Iredell counties have strong growth and provide the possiblity for cash flow & DSCR exits.  This is where I look for properties for myself & my buyer clients.  Hard to do this at 75% LTV & 1.2 DSCR in Mecklenburg county.

Hi Dave,

I’m active in the Charlotte market and work with a lot of investors here. True BRRRRs in Charlotte proper are getting harder to find unless you’re willing to leave some money in the deal.

With current rates and rents, the goal isn’t always getting 100% of your capital back, although that’s ideal. Many investors are focusing on leaving the least amount of money in the deal while still holding a solid rental.

Looking a bit outside the Charlotte core can make the numbers work better too.

I also come across off market opportunities and work with investors regularly, so happy to connect and see what you’re targeting.
