BRRRR in OKC?

Hi all. I'm exploring OKC as a potential market. Interested in BRRRR or short-term rental plays, SFH or small multifamily (duplex/triplex). How is the market looking in 2026?

Looking to connect with investor-friendly agents with access to off-market or distressed deals, property managers familiar with both LTR and STR, contractors who do renovation work with investors, and anyone active in the market who knows what's actually moving. Capital ready if the numbers work.

Hey @Rafael Pinho! Currently the market is having a lot more SFH inventory come on the active market.. Some occasionally plausible deals that one can do with value add & following the BRRRR. There are usually a lot of investors that buy off market & I usually get access to quite a bit. There are a lot within the FB groups locally from direct owners or agents that will wholesale.

In regards to small multifamily, there's only 12 on market that are at or under $200k.. Less at $150k or under. Most of them go pretty fast & one needs to be set up on an automatic feed so they can be notified quickly. The good ones will normally go quick. Most investors will also eat any off-market deals up too.
