Need Help To Remodel Other Side of Duplex

Ivan Corona
Posted

Hello all. I'm looknig for help / advice. I own a duplex where I reside on one side. It is my primary residence. I just remodeld one side. I want to pull equity to remodel the other side. In Texas I am finding it difficult to find a lender that understands that as long as its my homestead (it is) I should be able to get an equity loan. Any advice on where I should be seeking a loan with favorable terms?

You’re asking the right question. Since it’s your owner-occupied duplex and homestead, the path is usually less about whether equity exists and more about finding a lender that understands Texas homestead rules and 2-unit primary scenarios.

Depending on current loan balance, value, and income, this could be approached through a home equity loan, HELOC, or even cash-out depending on what terms make the most sense.

I help borrowers navigate scenarios like this often. Roughly how much equity are you trying to access, and is there a current first mortgage in place?
