A BRRRR sounds like an investing strategy until you're coordinating trades, chasing materials, reviewing change orders, checking unfinished work, and trying to keep the timeline alive.

At that point, it feels like a lot of the return comes from managing the rehab well—not just buying the property right. For those who’ve scaled BRRRRs, what did you systemize first: the scope, contractor communication, payment draws, or quality control? And what part still refuses to become predictable?
