Do You Always Pull Out Every Dollar the Bank Will Give You?

Say you finish a BRRRR and the refinance works exactly as planned.

You can pull all your original cash back out—but doing that leaves the property barely cash flowing. Or you can leave $15K–$20K in the deal, take the smaller win, and keep a much healthier monthly margin.

The textbook answer is to recycle every dollar into the next property. But I’m starting to wonder if “zero money left in the deal” sometimes becomes the goal even when it makes the rental weaker. For people who’ve done several BRRRRs, have you ever intentionally taken less at the refinance even though the lender approved more?
