Cash flow or Appreciation

To BP,

I have my first house house successfully operating in NE Seattle, it’s been flowing like clock work for 3 years.

Now myself and I’m sure many others are in the same boat. In Seattle I need a significant amount of cash to make numbers work.

Should I continue focusing on looking for the perfect appreciation investment, because my goal is appreciation over time along with wealth.

Or should I or we branch out and go elsewhere to find more of a cash on cash return? I am not scared to fix anything

Thanks,

Cameron M. Brulotte
