BRRRR method question from novice investor

Good evening all, 
I am a novice investor, and I have a question out of curiosity in reference to BRRRR investing. Waiting to refinance last significantly increases the ROI. What would be the pros and cons If the order was switched to financing the property first? Any feedback is helpful. Thank you.

@CJ M. Thank you for breaking that down for me. I'm looking at the BRRRR method in a new aspect. I actually started reading David Greene's book on the BRRRR method today.
