Is anyone investing in Clarksville, TN? How is the rental market here? Is it good for BRRRR?

@Kevin Wilson Clarksville has been a very popular area recently. Honestly haven't paid attention to it closely during covid, but it houses the 2nd largest army base in the US so it will always have that going for it as well as a decent sized university. Its location relative to Nashville has also been a nice bonus. Would be more than happy to chat in regards to the financing portion if you have any specific questions!

I am a local Clarksville Realtor. I moved here in part because I thought it would be a good place to BRRRR. I have been doing flips rather than BRRRRs because very few lenders here want to do a cash out refi without a 6mo. seasoning period. I have found a few who are willing but they tend to be less reputable lenders. I decided to become a realtor because of David Greene's BRRRR book and I even chose Keller Williams because of the way Greene described his experience as a KW realtor. There is a lot of competition here, but it is also growing like crazy. Nashville just raised property taxes which seems to be incentivizing a northern migration.

@Kevin Wilson it’s good but competitive. The prices are getting driven up pretty high even with wholesalers. It’s been doing well for price to rent ratios though. With Ft Campbell right there there’s a strong tenant pool with guaranteed income. Most of the investors I’ve met out here are helpful too.

Trane is another large industry presence in Clarksville off exit 4.  In fact a great deal of growth took place around the Trane plant.  Clarksville is roughly 35 minutes from Nashville, which has also been growing like crazy in recent years.  As others have mentioned, prior to the COVID-19 disruption, the market has been red hot in Clarksville, Nashville and surrounding areas.  Ft. Campbell is the largest driver for buy and hold rental property in Clarksville TN, and Oak Grove KY as well.  The amount of people coming and going is never ending, so most will rent for the time that they are stationed at Ft. Campbell.
