Hi Bigger Pockets Community!
I am looking to connect with other investors in the Middle Tennessee area. I do many properties a month and would love to find others to partner with or just connect to see what your successes are in the area as well! Strategy is everything.

I'm actually in California, but was in Tennessee a few years ago on a family vacation. We thought Memphis and Nashville were cool, but we really enjoyed the time we spent at a lake house in Lexington. Does that area count as Central Tennessee? It's kind of a smaller town, but I was wondering what the rental prospects in that neck of the woods might be. I'd love to hear your thoughts...

Correction. Middle Tennessee... I sound like such a Californian, I'm sure. haha.

@Chris John Haha no worries, Chris! I do know where Lexington is, since my family lives pretty close by. That is in West Tennessee though! To be honest, I would not expect much cash flow in that area. Have you guys ever thought about rentals in the greater Nashville area? Much more of a market there!

Nashville struck me as pretty expensive when we were there. Are there opportunities to cashflow? I've got all the opportunities I could ever want in California to lose money every month but hope for capital appreciation! haha.

I'd also heard something in regards to Tennessee property taxes going up dramatically. Are you hearing anything in those regards?

@Chris John yes in Davidson County! But the surrounding counties are truly money makers from a rental standpoint!

Hey Destiny,
I am an investor in Columbia Tn.Straight south of Nashville and I concentrate on 4 counties
south of Davidson.The rental market as you know is HOT outside of Nashville and with the Amazon headquarters going in Nashville that market is crazy.I have many friends from California that are interested in investing or moving to Tn.(no income tax)If you would like info about this area feel free to pm.I have investor friends north of Nashville as well.They are doing awesome in the Clarksville area.

@Chris John Outside Nashville is a great area for cash flow rentals.Amazon is building a headquarters in Downtown so the immediate property is skyrocketing,but also forcing renters to move out of Davidson county.I have many Cali friends that I use for PML because as you know that market is ridiculous.I can do 4 cash flow rentals for the price to get into a possible flip out there.Best of luck.

Doing a little bit of wholesaling, flips, and mainly buy-and-hold.
I love the cash-flow/appreciation balance that Clarksville offers!

@Robert Richter Hi Robert! Those are good areas, but not super high rental values. Have you considered LTR close by in Columbia or Antioch?

@Destiny Bullington I will look at Antioch and Columbia thanks. I am using bigger pockets, rent.com, trulia rentals and hotpads for rent prices but there are areas with little information, any other recommendations for finding rental prices?
