How does replacing windows affect appraisal?

We are about to BRRRR our first property and are excited to say the least! There are 2 broken windows that need to be fixed. Being that all the existing windows are apparently old we got estimates to replace them all. The number is high and really puts us over the edge of our renovation budget. Do y'all think replacing all the windows makes a big enough difference in the refi appraisal to justify the thousands of dollars it will cost?

Windows have probably one of the lowest return on investments of any common home refurbishments. Sometimes it just has to be done but most of the time there just isn't bang for the buck.
