Real state bubble burst and effects on BRRRR

Hi,

There are several signals that a real estate crash might come in the next couple of months. What do you think about its potential impact on the BRRRR strategy? I ask mostly because there is a 6+ month period where we repair and prepare the house for renting in order to refinance it and if the prices of the houses go down then the ARV of the house will get affected.

Any thoughts?
