Wanting to buy a SFH to BRRRR, but has a current tenant. Advice?

Hello everyone,

I'm looking at a SFH to purchase, and using to BRRRR strategy to finance it. The only problem is that it's already occupied with a tenant. The house needs quite a bit of work and I don't have another rental to place tenant in while being rehabbed. What's some good advice or strategies I could use to make this a success? I'm a new REI, so any sound advice would be helpful.
