Looking to refinance $100,000 for better interest rate

I'm looking for lower interest rates by refinancing, but so far my loan amount is "too small" for the financial institutions I have checked with.  Are there any lenders out there that want to do a refi like this?  I have excellent credit, good tenant, and about $75,000 in equity.  Can anyone point me to a 2-3% interest 30 year fixed refi?  If not, any other creative ideas to take advantage of the low rates?

@Rosy Zide try looking for mortgage brokers near you. They might be more willing to help you out as that is all they do. I know it is hard during covid, but if you can sit down with a loan officer at a local credit union that will get you much further along than a call.
