Need tenants out before renovations

2 out of 3 units are occupied. 203k closing is looking closer and clearer. They are month to month under market rent. Plus it will be a hassle renovating while occupied. Should I wait till after closing to discuss their options of leaving?

Unless you give them a big incentive, most sellers are going to sell it with the tenants in there.  You should put a clause in that states, the 3rd unit which is vacant must be vacant upon possession.  Also make sure you get the deposits from the current tenants transferred from the seller.
