Any Referrals for a title company/person that does simultaneous closing in Orange County, CA?

Hey,

I'm looking for a title company that does/allows/whatever simultaneous closing in Orange County, CA.  I've been in communication and talking with many people at First American but they all said that I have to do an assignment of contract or... be transparent with both parties as to the money being made in the middle by me.  This isn't the biggest deal in the world as I have no problem being transparent in what I'm doing but... if I get a killer deal, I'd love to not have to risk them backing out at the closing table due to me scoring an awesome deal.

If anyone has a referral, I'd be very appreciative!
