Just wanted to get a few questions out there so you have something to work with @Al Williamson:
1. What's been your worst mistake?
2. What wisdom would you share with the younger version of you as he started out?
3. How detailed should a newbie's plan be? A general outline or detailed requirements that each property must meet?
4. What macro data do you use to analyze a potential rental market? Where do you get this information?

These are geared toward you and Brian.
- Where is Sacramento in regards to investment rentals (SFH, Multi, Large Multi) vs the surrounding areas (within a 1-2 hour drive)?
- Where do you see the Sacramento area headed in the next year? Five years?
- If you were starting to invest in real estate today (knowing what you know) and wanted to stay in this region what would you do and why?
This is geared towards Ben:
- As an out of state investor would you invest in California?
  - If so where and why?
  - If not, where would you look to invest instead and why?
For all three:
- Over all of your years of investing what has been the experience that has taught you the most about real estate investing and your own limits?
  - Would you recommend this same experience to other investors or knowing what you know now would there be a better experience to pursue?

A question for all 3 speakers, "Knowing what you know now, if you have to start your career again, and have $25K cash, what are some of your first moves".

Al: Thanks for setting this up. The event sounds awesome.

Originally I was driving up to have lunch with other BPers, I don't think I have time to for the summit because I have to leave at 1pm.

Are any BPers free to have lunch at 12:00PM to discuss Sacramento RE? The lunch would be before the event and it wouldn't conflict. If interested please respond within the thread.
