Looking for good areas to do Buy and Hold in St Louis County.

I did my research in Chesterfield area(63005 & 63017) - 

Following are my findings

1) Entry looks costly

2) Some of the SFR's are Multi Families have not been rented in Zillow for more than 30 days

3) High income area. 

4) No new constructions 

5) Few companies - Monsanto, Dierbergs

I have decided not to go for chesterfield. What are the other areas that i can look at?
