Any tips / lessons learned from renting to tenants in the District? I'm new to real estate and looking to learn as much as possible, especially as it relates to DC. I noticed that many prospective tenants are using " housing vouchers " through the DCHA program. Any experience to share with that program?

I bought my first property in DC recently as well. The HCVP vouchers are a mess of paperwork (especially if you have to go through a change of ownership through them) but IMO worth it if you can get your own tenant.
