Hi, I was wondering if there's any landlords that have property in DuPage County? I wanted to see your thoughts on it... I was interested in some single family homes specifcally in Lombard.

Hi! can any of you give me an advice on pros/cons rental property investment in a suburban area like Naperville vs. The city of Chicago?

I'm a real estate agent in DuPage county. Lombard is a good area. In general, you'll get good tenants and solid rents. However, how much you cashflow will depend on how much you pay for each property.

@Mike Madeja I would also agree with what others said here, Lombard is a great area, good quality tenants and nice schools. Taxes are really the killer for rental investments in the area though where most properties that are undervalued get purchased by homeowners looking for fixer uppers and outbid most rental investors unless your willing to sacrifice your returns a bit to have a rental in this quality of an area. @Hae Sun Yi The whole city of Chicago is hard to compare directly to a town like Naperville as far as rent values, property values and taxes because the city of Chicago is so large and diverse one neighborhood compared to another is really like comparing Naperville to another suburban town. The main difference that is there between the two though would be tenant laws and rental inspections as they are in two different counties. Cook County (chicago) is much more tenant friendly from what I have heard then Dupage (Naperville) County.

@Mike Madeja Dupage county as a whole does provide some good opportunities, but as other posters have mentioned, homes typically come with higher price tags. CF is sometimes hard to come by, but if you can find the right deal, you typically will attract good renters for your properties. I do not have experience in Lombard, but this seems to be the trend in Naperville these days. Good luck!

I am investing in the Chicago area. Lombard is fine, but I suspect that single family home rentals in that community do not provide high cash flow. But the area is a solid community.
