Where to Begin In Real Estate?

Question

I want to get into real estate, but don't know where to begin. I have an idea of what I want to do, but after reading on this forum, it led to more questions than answers. Is there anyone out there in Jacksonville, FL that could answer questions so that I could do more research into what I am hoping to do?

I'd also recommend studying rental property investing. Read Brandon Turner's book, "The Book on Rental Property Investing". It will help you understand cash flow, which is something you need to know regardless of what you get into.

I wish I was in Jax. Such an accessible market.

What resources can you out into play? How many different strategies do you know and what do you know about each of them? What's your risk tolerance? Who do you personally know who does anything related to Real Estate you can talk to.

Find a REIA. I know for a fact Jax has one. Seek it, join it, add value somehow and you'll be on a good path in a matter of months.

Are you looking to flip or buy and hold? I don't know much about flipping but I do specialize in the buy and hold strategy.

For buy and hold, I personally found the most success with multi-family properties. Specifically, I started with 14 units (my very first real investment). The key is to find properties that needs rehab and also more doors onto the property.

In case you don't have the down payment for large units, I recommend student housing while living in 1 of them in order to build capital. A friend of mine started this way where he rented 6 units to students near a university, while he lived in a small studio! Soon after, he had enough capital for 12 units.

The first two things to do are to learn by reading books, listening to podcast and visiting these forums often. The second is to network. Go to your local meetups and REIA meetings and network with real estate investors. Get referrals and start trying to build your team. Then pick a niche and a drop dead date that you will start sometime in the future. Educate yourself and network up until that point and then jump in.
