Hey Nathan, congrats. I've been flipping in Fayetteville NC now for 10 years. Started during the recession and now wish I would of held on to all of those properties. Just closed on my 18th property today. And hoping to list my 19th next week. I love Fayetteville
I've been investing in Fayetteville for ~4 years but I stay far away from flips.
Are you experiencing tightening margins with the flood of new investors lately?
I'm bullish on Fayetteville for long term cash flow but I'm slowing down my single family acquisition as prices increase and margins decrease. I think a different asset class is better for my strategy.

@Todd Johnson I know a few that buy and hold, and they seem to happy with the cash flow. I wouldn’t know first hand since I am mainly doing rehabs. If I come across a property that could be sold back to a buy and hold after rehabs I will buy it up. I just have not found anything as of yet.
Just wanted to post an update. I received word that one of my offers was accepted last night. So I can potentially have my 3rd project in the Fayetteville NC area started in the 3rd week in April, as long as all inspections go well this week! Not sure if I will take on any more, due to my day job sending me out of town for a month here shortly. Still working on building my bench of trades, so that I can have dependable people running the day to day operations. Will work to hard these next few days to get a few more contacts in the GC world, so that if another property pops up I can take action on it with no real worries.
