Hi there! What’s been your experience investing in Merced, California? Good/bad/ugly?

I’m a local aspiring real estate investor looking to fix and flip and fix and hold and someone suggested this area to me and I’d like to learn more about it.

Merced, CA is a really good place for investment properties. The sales prices are still at a price where your rent would easily pay the mortgage. I would say that in general, you would want to stay north of Highway 99 but there are some pockets on the south side of Merced but there can be some bad areas. 

Merced also has UC Merced and Merced college with drive some of the rental market depending on the time of year. 

Ideally you would like to purchase off market homes, but there are still some homes on the MLS that would make great rentals. A typical 3bed 2 bath home usually rents for $1250-$1550 depending on the area and condition of the home
