Section 8 is an awesome vehicle for the challenging areas in Memphis. The real issue are the homes that haven’t been properly maintained. I have a good repor with the section 8 inspectors and really work hard to make the homes acceptable to pass the first go round. Now, if you do proper tenant screening and quarterly inspections yourself you should have a great cash flowing vehicle. It’s just like anything else if the property is junk your gonna have problems. If the tenant client is not aggressively managed and properly screened you may have problems. Here is a photo of a home we renovated and rent section 8 for $900 a month.
