@Shawn Jorgensen  - Welcome to BP!- I suggest attending some local meetups I know@John Warren , @Brie Schmidt , and @John Casmon all have different meetups in different locations of the City. There is definitely something valuable about getting face to face with people (with a facemask). You will find people with all different levels of experience. @Shawn Jorgensen welcome to BP, I'm new to the REI end of things but I am a Licensed Architect experienced in residential remodeling and construction. This forum has been a great resource and is filled with a lot of excellent information and knowledgeable people.

I invest in Lake and Mchenry counties outside of the city.  I pick areas where school districts are highly rated and low crime.  You can make money anywhere just need to pick the right location.

Finding renters is not difficult. Selecting the market rent is key. Compare your property to the competition. It's the same as flipping, it's all about the comps. I use rentometer, Zillow, trulia, hot pads, apartments.com, MLS, etc. I use Zillow to market to renters. I usually have a renter within 2 weeks.

Check out CCIA (Chicago Creative Investors Association). This REIA is run by Jane Garvey. They meet on Zither third Sunday of the month in Lombard. A very good group.very active.

Hello! I am not located in Chicago, but I have an investment property that I am trying sell. It is a 4 bdrm with a basement, Section 8 approved with a current tenant. what kind of properties go well with highly rated school districts and low crime? SFR? multi family?
