I know San Diego is a hot market but what neighborhoods are the best to either fix and flip or buy and hold?

A great area is Temecula, just north of San Diego. We are seeing a lot of investors here for buy and hold properties.  Great schools, driving distance to most to San Diego makes this a great place to invest.   1/2 the price of San Diego, strong rental market,  Newer area with lots of parks, newer infrastructure, etc.   Take a look!  We are House Match sales and Property management.

There is not enough inventory and the margins are just too thin in SD for my partners and I to invest.  I'm getting on a plane next week to Ohio to purchase a flip.
