BRRRR in Dallas/ Fort Worth

Hello BP Fam! I am a new investor looking to BRRRR in the Dallas/ Fort Worth Area. The market is very hot right now (like many other large cities) and it seems to be difficult to find properties. Are there any investors that have had success in the area with the BRRRR method? If so, what has been your most beneficial strategy in locating properties to BRRRR (MLS, direct mail, sheriff sales, foreclosures, etc.)?

 I am trying to educate myself as best I can about our local market before diving in. THANKS!!!

@Brett Hayes I am in Fort Worth right now, and brand new to REI as well; pretty much in same spot as you in having trouble finding anything via the MLS...happy to connect. I've thought about driving for dollars and going to the next couple foreclosure dates (Nov 3rd and Dec 1st).

Let me know if you ever wanna get on the phone and brainstorm ideas.
