How is Park Forest Illinois Real Estate?

Hi Troy, I personally wouldn’t invest there. Not the best area and would guess the demand isnt that strong

@Troy Toliver - We've looked at a handful of deals there but never pulled the trigger.  It's good area with good demand, but just a few extra hurdles to jump through like @Mark Ainley mentioned.  I'd personally still invest there if it were me and the numbers were good.

@Troy Toliver Property taxes can speak for themselves but the city also has a rental license program that you need to account for.  They are a little more difficult just for the fact that you have to physically go into the village to turn in your paperwork initially.

@Troy Toliver Also keep in mind and anyone else looking in Park Forest.  Park Forest is one of the south suburbs where you can get more rent for a section 8 tenant then a market tenant so be careful if you buy an occupied property here with a section 8 tenant that you run your numbers at the lower of the two rents(market rent) to be sure your purchase makes sense in the event you get a market tenant or something with section 8 changes.
