Albuquerque, NM is student housing still a thing?

My wife and I recently started travel nurse contracts in Albuquerque and as soon as we settled in we started browsing the market.

One question I have, why is there so many multifamily properties for sale around campus? Or is this the typical amount?

My concern is that with COVID changes are more students studying remotely and drying up the market for student housing?

We are looking into buying/setting up sort term rentals for travel nurses near UNMH. I just watched two groups of about 70-80 travel nurses start in the past month. After looking for housing ourselves, I feel that there is a great need for the foreseeable future.

I wonder there is a reliable amount of student housing needs to fall back on if the demand for travel nurses goes down.
