Property type to focus on

New to real estate investing and looking to invest in single family or multifamily properties to buy and hold for rent in the cities north of McKinney (Melissa, Anna, Van Alstyne, Sherman, Bonham etc.)

Would it better to focus on single family or duplexes in these areas?

Thanks for any help from investors in the area.
