Help me analyze this house hacking deal

Quick and dirty numbers:

5br 3br 2 story house

Purchase price: 675,000 

Down payment: 135,000

Total financed: 540000 

Mortgage payment: 3500

Hacking total income: 5700

cash flow: 2200

I plan on living in this unit and managing the tenants myself to save on expenses. I'm looking for an investor to help me fund this deal and I'll put in the sweat equity so I can get my feet wet.
