[Calc Review] Help me analyze this deal

Hello y'all,
this is my first potential deal and I kept messing with numbers extensively, although can't get to clear conclusions. Sounds like COC looks low and even if initially everything makes sense, the more I think about it (last 45min :) things are getting blurry.
Can someone give me few smart words of knowledge on this?
